Duane is Out

We gave it a shot but things didn’t work out between Duane and I. Sponsorship will end on Feb 15th.

It’s all good though…

    Hey everyone,

    I have been watching this blog for quiet awhile now and have only posted one other time. I was hoping to get some advice from everyone with real experience (Tim, Miguel, etc…). I just bought a house (the right way) and I am going to rent out a room to a total stranger I found on Craigslist. I have already met him and he is nice enough. I am running a background check. Can anyone direct me to a good contract I can use online? Any other useful info? Thanks.

    He really didn’t seem to be the right guy for you. You need help and he realized that what he was looking for was something that you could not provide. And he made a big mistake by attempting to go be high profile here…obviously, he couldn’t take the heat. And I’m sure he lost respect and I certainly would buy his programming. I don’t think I would subcribe to his website for money and I certainly wouldn’t buy a set of CD’s for $1000. Another joker.

    This cite was never intended to be a money maker for you and the nature of it is that it probably will not. It’s entertainment now…so much more than informational. I do believe that some lessons can be learned. But there’s to much free stuff on the internet to have to pay for learning about real estate or foreclosures for that matter.

    It’s like you have to pay a bankruptcy attorney to file when you have no money…very ironic.

    Casey - you need to explain why things did not work out.

    If Duane was a legit Real Estate guy, why did you not follow his advice and learn from him?

    If Duane were to charge you $5000 for sponsorship would you think it was a good deal ? You seem to value courses by how much they cost.

    Why haven’t you gone to community college and done a Real Estate investing course. I can tell you from experience that some of the teachers at the community college here in Dallas were better than my profs at the best engineering school in England. Some of the teachers at Community college dont teach for the money - but to give back.

    Okay - can you explain in detail your plans for the future and how you are going to pay people back exactly. When you say you’re going to pay people back - how ?

    What is your realistic plan for the future ?

    You seem to be like many of the people I encounter. I tell them about my great RE success ( owning rental properties ) and they say they have also been thinking about this. I’ll meet them for lunch - and I am pretty open - telling them what the deal is . Then they dont do anything. Fact is - real estate takes work. Crappy work. When it comes down to it - very few people actually will put in the work to acheive their success. Of course - everybody wants to be a millionaire and be successful - but few people actually do the work to acheive this.

    Here’s how I spend most of my Saturdays…… replacing receptacles, spending 2 hours at lowes, spending 4 hours on quickbooks, knocking on tenants doors asking for rent - and hearing stories that the rent money was used to pay for dental work…, meeting with contractors bidding for work, looking at houses to buy.., going to a house ( REO foreclosure ) and arriving to see it on fire with fire engines everywhere….

    I would suggest you find a way to get out of this mess. You are young enough such that you can start again in a few years.

    To other 24 years olds, what you should do is this at a minimum. Buy one rental property a year - thats it. Just one. When you are 35 ( which will arrive sooner than you think ) guess, what - you will have 11 rental properties. When you are 44 you will have 20 rental properties.

    Do you think you could retire at 44 with the income from 20 rental properties……!! I could…

    My mistake in this game was not starting as soon as I arrived on this great land of the USA. I waited a few years before doing courses at community college.

    Anyway - good luck.

    Sorry to hear it didn’t work out. Also sorry to read (in your previous comments) that you are so skeptical of the stock market. If you had invested in the gold stock I recommended to you in December (NXG) at $3.05, you’d be up 16% ($3.55) today… with the best yet to come.

    Some of us like to find and invest in undervalued assets. That’s supposedly what you try to do too, but you fail to grasp that the entire housing sector is SEVERELY overvalued. Perhaps you don’t realize just how badly overvalued it is. Check out this chart showing historic housing prices in inflation-adjusted dollars and you MAY begin to understand how unsustainable housing prices actually are - even now when you probably think the bottom is near: http://www.biggerpockets.com/i.....lerbig.gif

    Nothing fundamental in housing has changed, Casey, so with interest rates now back to “normal,” there is no reason for houses prices to remain elevated above the levels they’ve been at for the past century. As the chart shows, EVERY time home prices have soared, they’ve always returned.

    For the next several years, when you attempt to buy undervalued houses, keep in mind that you will be attempting to buck the pricing trend. That’s very difficult to do. Not only will you need to find houses that are worth substantially more than the market thinks, you’ll also need to sell them to increasingly pessimistic homebuyers before their fall price offsets your gain. As you’ve already seen, that ain’t easy.

    At this time, you should be investing in assets with inherent value that haven’t already peaked. Housing does not qualify!

    Gold, Silver, farmland, uranium, grain… those are the types of things you should be in if you want the trend to be on your side. As sure as the U.S. debt (about $140,000 per man, woman and child) will continue to rise, the dollar will be further debased and assets with inherent value will rise.

    If you play it smart in the stock market, you can find truly undervalued commodity stocks with price to earning ratios under ten - some even paying dividends! As I showed you with NXG, some have both technical and fundamental indicators lined up in the investor’s favor, and will produce returns that home flippers such as yourself are NOT likely to find in the coming years.

    Use some sense, Casey. No market stays hot forever. Housing has already had its day and might not see new highs for another fifteen years.

  • You need to get on a reality television show. Getting a movie or a book deal is too much of a strecth at this point; but cable tv show should not be impossible.

    It’s obvious that mundane work does not suit you - you need to be a guru or an inspirational speaker or a reality tv “star”. About ten thousand people have asked you to get real and you have not - so you need to embrace the insanity and just take it to the limit.

    The odds of this working are super low - but not zippo (which is the likelihood of you getting regular jobs and holding them). So some kind of a deal with Bravo or VH1 would seem to be the best option.

All you have to do is the next right thing. I sense this inadequecy that you project, but you will do fine. Of course you have to learn the common sense things, like reading contracts and hiring lawyers.

    I would sponsor you if you can find me a great deal. An example of a great deal would be buying your Albuquerue property for $100K, or a 100 unit class A apt complex in CA at an 11% cap rate based on actual trailing 12 months P&L. Basically, I spend a lot of time looking for great deals without finding them which could be because (i) they don’t exist right now, or (ii) I am not as smart as you and need to drink more wheat grass juice to make raise my IQ up to your level.

    So if you think you can find ‘em, have at it.

I need to run a credit check on the landlord to make sure he isnt behind on his mortgage payment. i dont want to move in then have to immediately move out!!!

    every time i rent a room from some guy i find out he is broke……really who rents out rooms to their house?

    What?!?! You just bought a house and now you’re inviting a stranger from Craigslist into it! Friend of mine advertised on Craiglist rentals, and boy did he get some flakes! Background checks and credit checks weeded out every single one — er, that is, every one of the few who even got past the conversation stage.

    Two suggestions (take your pick):

    (a) If you can’t afford the house by yourself, get rid of that house ASAP and cut your losses,
    or…
    (b) Start a blog like Casey, and discuss the pending misery and problems. How about www.icantbelieveididthis.com ?

    Good luck. I hope the financial numbers and the quality of renters pan out for you, I really do.

    As for why Duane pulled out, my guess would be that it wasn’t so much frustration with Casey as it was the ads weren’t getting him any subscribers. Which is what most posters said when the sponsorship began: a supermajority of people who read this site and comment are only interested in the spectacle of Casey’s situation (including those investigating the Serins for fraud). Very few if any are gullible newbies to RE investing and would be willing to spend $40/month on “education.”

    You can get a rental contract at an office supply store. I got a book called Landlord legal guide for CA. It was very helpful because you have to know your rights.

    You should add a few more things to the contract. Anything agreed upon verbally should be on the contract. You could add things like how often overnight guest can stay(so you don’t get unknown tenants to later evict), parking issues, how rent will be collected, household duties, smoking, parties, etc. Everyone seems nice at first, but you can’t count on anyone keeping their word. You will need an out if you have problems with the person.

    If you want to avoid stories about late rent, then you could have them set up a direst deposit. They shouldn’t have a problem with that if they really intend to pay.

    I rented out an in law apartment and it ended up being like living next to a frat house… noise/music till 3am, smoke, cars blocking the driveway. You can call the cops for the noise, but they really don’t do anything. He was pissed when I didn’t return the deposit. I sent him a letter stating the condition of the carpet, missing microwave, fire extinguisher, etc. You could literally see where all the furniture was placed after he moved out because the brand new carpet was so dirty just after 3 months.

  • You see how it goes? Take this as a sign about the prospects of you building a team. He dealt with you for a week and headed for the hills (probably screaming).

    This just isn’t going to work out for you son.

    And in this statement are all your problems in a nutshell. The way you wrote this it as if your business relationship with Duane was doomed because the gods just had it in for you.

    The reality is that things didn’t work out because YOU (yes, you Casey) didn’t do the things you promised to do as a condition of your sponsorship by Duane.

    If you take responsibility and admit that things didn’t work out because you effed-up (AGAIN!) then it will be the first time ever (and far, FAR too late, IMHO).

    BTW, it’s not, as you say “all good.” Your already meager earning potential has been reduced yet again.

    I have been trolling this site for some weeks, and feel a little guilty about it..How many times must one gawk at the train wreck that is this blog?

    Observation:
    I recently watched a video about a wild game reserve in Africa. The park officials put a high-powered electric fence around this vast reserve. The animals therein have since learned to
    A.) Avoid the fence like the plague, as it will render a fatal shock
    or
    B.) Drive their prey into said fence, as it will deliver a fatal shock, providing instant BBQ.

    My point here is that even ANIMALS come to realize limitations and danger.

    Conclusion:
    Casey, you are NOT a business man. You are a decent Web/IT guy with other non-business related strengths. Your make-up and traits are simply not cut out for (real estate) business. If you continue trying to be something you are not, and will never be, you will continue to run headlong into a the Electric Fence in the Game Reserve of Life.

    For the love of Jamba, man: Excercise the judgement of a gazelle and stay away from the fence. Accept what you are (which is not all bad). To do less is to do yourself and your G*d a disservice.

    Duane is the typical expample why nobody would ever want to work with you for a longer time. It’s just impossible. You are not a team player.
    So forget this idea to have a team (to work out deals and so on). Nobody will want to be in this team.

    And that’s the general problem with your “build a team” idea. Buy would anyone with money buy your cow when he could have the milk for free?

    This is a common mistake, as common as it’s being used as a possessive.

    To remember it easily, replace out “I” with either “us” or “we” and your ear will easily spot which one is correct:

    “…didn’t work out between US.”

    No offense, well, heck, even if it offends you, frankly, so what.
    You need your a** kicked, even if just verbally.
    I see the sponsor has left the scene here.
    I can only imagine the reasons why.

    See, the thing is, I don’t read your blog very often, but do look in from time to time.
    Some time ago, I think about 2 to 2 1/2 months, I sent you an email.
    I saw your mess with the houses, learned about your skills, and offered to help.
    A situation where I could offer you guidance on how to handle the house situations, some of which honestly, are/were lost causes, but some which could have been salvaged…….to minimize damage at the least.
    At the same time, I would of course benefit, by having you do some work, for which you would have been paid, AND, been able to create a steady income with minimal work, almost passive.
    Granted, I would have made money from your efforts, However, you would have as well.
    Since its now been so long since initial contact, with nothing in return……even after getting a free copy of my product, you failed to ACT, or at the very least, let me know your intentions as to the offer.

    Seems to me this is a pattern there dude.
    Not a good one.
    You are in DEEP doo doo, and for some reason, fail to recognize those who are offering good solid advice, and in some cases, even income.
    At this point, it seems that 100% of your houses will be lost to the bank, something that perhaps a couple/few months ago could have been avoided.
    Even with that, woudn’t some income monthly handle the NOW expenses?

    So, forget asking for ’sponsors’, dude, hand-outs are over, charity is for those who need it.
    You, need to sleep on a park bench for a few days, ALONE, with nothing apprently, to realize ‘rock bottom’.
    Good news is, from there, nowhere to go but UP…..or die.

    I make enough money to pay my bills, save, invest, give to charity, have fun……lots-o that, and HAVE been to my ‘rock bottom’, with less than $50 to my name in the past.
    Guess what?
    At that point, handling the NOW, and getting instant income, was most important.
    From there, long terms goals began to take shape……….AFTER, I met all obligations…….which yes, meant downsizing in many ways.
    Once moved from a 4000 sq/ft luxury pool home into a 1200 sq/ft 1970’s rental, to get my ducks in a rowe.
    Since then, yes, I’ll admit, we spoil ourselves, eat out, live in a big house, drive a gas guzzling SUV…..BUT, only, because before all that, ALL expenses, needs, TODAYS needs, are met, and then some.

    Because you seem to like to read and use advice from books and course that make you ‘feel good’, rather than real life advice from those of us out here living/knowing reality……..check this book out.

    Great read, and perhaps, will explain to you, wealth, does not mean, “He who can drives the nicest ride with the blingest rims”.

    So, close this blog, or not, your choice….either way, stop ignoring good things when they smack you in the face.

    Thank goodness, with investors, like any other profession, the vast majority are good folks, because you really are a black eye on MY profession. (not yours, you were a speculator).

  • Capalogue and so many others really spell it out. Recently I imagined how it must have felt to buy shack after shack, flashing “wads” and building the muster to sign through another closing. (Numbers are for sissies! Sweet deals!) I myself have been through enough papers and closings to fear, battle, and win them. The first mortgage I got was too big, for too much real estate, and somewhat overpriced. It was an investment, I was ill-prepared, but I fought onward, signing those papers. Signing papers is not the same as living with them, though. Eventually my investment has paid off, because I live in a tiny home on a parcel of the original property, a stunning, tiny, beautiful home, in the center of this great city. But lose my nuts? Oh yeah baby I did. Casey did, too. But I don’t think he’s visited the food bank, or got a minimum wage job, as I did then. I had something to save (the little house) but he doesn’t care about any of what he owns. Hey guys I was *going for it*. Jamba Juice! (No, I would not have splurged on crap like that. I left the house with nine dollars, and used my debit card only at the grocery store. I walked because it was cheaper than taking the bus. I developed financial discipline with every decision. Casey has sorta put some stuff in Excel, and what he has done is fundamentally close to the right direction… but it’s a longer road than one spreadsheet… now it’s time to accept precisely what the spreadsheet says.) Eventually Casey and I both established visible web-based properties, but mine has been worth $30,000 over three years and that’s because it’s made of innovative, hard work that creates VALUE FOR PEOPLE. I sweat my guts out to build a web business. I also have a day job and another tiny revenue stream. I will ultimately make a small profit on the real estate deal, too. All Casey’s pencils are sharp.

    The various leeches swarming around the internet wanted to buy some made-for-tv-movie rights, and that just kills me. Like Casey’s gonna blow up. I wanna be a real estate investor, too. Makin’ sexy deals, humpin’ sexy cars. Yes, son, we all like the sounds of it. It’s also incredibly hard to do successfully. And you do not demonstrate an aptitude, while you definitely have marketable skills in other areas. So why the hell do you think you wanna be involved in real estate? It just keeps eating you alive, and so far as I know, you have never been up at the crack of dawn to spend the whole day saving a crumbling brick wall or building a deck to pass the electric code. you just don’t want to do this stuff. yet that’s how value is made. try coding for a living, doing hard work, liquidating to your creditors in a bankrupcy court, let it happen… and maybe the day the bankrupcy goes through you’re saving instead of borrowing, living and enjoying a simple life of a modest man. or continue down the insane path you’re on. believe in unicorns. face those forclosures one after the next. in the end, you’re apparently either hugely in debt or given a cleaner slate by bankrupcy. EITHER WAY YOU ARE OUT OF THE CREDIT MACHINE FOR THE REST OF YOUR YOUNG LIFE. so what does languishing and wishing on shooting stars get you here? crunch those numbers real hard. you’re deep under water and it only rises faster. hire a real professional and get real help. you need various legal professionals but you only hook up with hucksters.

  • Probably, Duane realized Casey was in the much deeper debt hole than he initially imagined. Especially the unsecured debts are quickly getting out of control.

    Even if Casey wraps up all the remaining props, he will be in the hole for nearly $1 million by then, with no obvious means of income and repayment. The mentored student going into bk won’t be good for Duane’s business.

    Casey, you are on your own. No mentor will fix your problems. Thinking otherwise will make you an easy prey.

    Have to agree with John Galt. Casey, I had sympathy for you at first but now I really don’t have any. Not only do you waste your day opening mail, installing ms money, and buying towing coverage, but you have $300 cell phone bills and throw in stuff like tithing. Do you expect sympathy or understanding when you post this stuff? I think you have a problem. Its like the gambler that loses everything and still tries to gamble but doesn’t have any money. Go get a job anywhere and move on.

  • I just want to reitterate that for those of you who haven’t read this blog page-by-page, as soon as Duane began sponsoring Casey, he dove into the blog and was very nasty to several people here. That caused him to receive a lot of negative feedback. I’m quite sure that’s why he chose to leave this site. I don’t believe this particular parting of the ways had anything to do with Casey. Duane knew he wasn’t wanted here, so I’m sure that’s why he backed out.

    A sponsor is best off being a sponsor, and only a sponsor.

    Were you ‘Bullied’ as a child?

    You seem to have the personality of a person who wants to show others that you are ‘SUCCESSFUL’. You want the PRIZE of being a WINNER. And your view of that, is having FINANCIAL WEALTH as a SHOW for others.

    This would be your way of showing those who ‘bullied’ you…’Look I Showed You!’ A way to get those who bullied you to now look UP to you.

    You are just after the ‘STATUS’ of being ‘SUCCESSFUL’.

    Seriously, you do have some ‘psychological’ issues that need to be attended by ‘qualified’ medical practitioners.

    The ‘GOOD’ news about this for your BLOG, is that you can seek out ‘SPONSORS’ in that medical field. You are a text book example for many of their specialties.

    This way you can continue your Blog in your present style of writing, and collect MONEY from it.

    It’s a ‘SWEET’ deal for both parties!
