Well dude have you visited another F’kd borrower website? He offers some wisdom. Instead of trying to bail the water out of the sinking ship why not jump in the life raft and let her go down? In a few years it will be hard to remember all the pain you’re going through. On the other hand maybe you can continue with the greater fool theory? SAN FRANCISCO - Jamba Juice Co. warned consumers Tuesday that a potentially deadly bacterium may have contaminated smoothies that contain strawberries.

The warning, released in consultation with the U.S. Food and Drug Administration, applies to smoothies sold at Jamba Juice stores in Arizona, Southern Nevada and Southern California between Nov. 25 and Dec. 1

San Francisco-based Jamba Juice issued the warning after one of its suppliers - Cleugh’s Frozen Foods of Salinas - said that frozen strawberries from one of its facilities tested positive for Listeria monocytogenes.

The bacterium can cause sometimes fatal infections in young children, the elderly and others with weak immune systems. Infection can lead to fevers, headaches, nausea, diarrhea and other symptoms in healthy individuals, and cause miscarriages and stillbirths among pregnant women.

Jamba Juice said it halted all shipments from where the Listeria was found and removed all strawberries provided by that facility.

Casey, the question is not wether you CAN go to jail for mortgage fraud, it’s a matter of WILL you go to jail for mortgage fraud. Since that issue seems of importance to you, you should currently be implementing your plan to get out of your current situation. I don’t understand; in the beginning you consistently updated your “fans” with in depth detail (somewhat) of your struggles, issues, questions and plan of action. Now it seems like more focus is being spent on giving authors, motivational speakers, investors..etc “15 minutes of fame” from your huge “blog base.”

If you aren’t using the advice given here, or do not care to practice any suggestion in your situation, then what is the point on having this blog? Are you really a rich man who is using this creative strategy to develop a huge following to enable the success of your afiliates?

It looks like there is much more to the Casey Serin story than we’ve been led to believe.

Put in Serin for the last name, Casey in the first name, and 2000 in the decade field, and look at the individual records. He was acting like he only had his wife on the one house, but he’s swapped titles on houses back and forth with her a bunch of times.

Does this tell you anything? It seems significant to me but I know very little about housing. What would be the advantage of constantly shifting ownership around like this?

Since this blog was started to give people good advice to keep them out of trouble, I will add this.

Please be careful when using paypal. It has become a magnet for scammers and regardless what paypal says about being a safe platform and fighting for your security and fighting fraud, this is not the reality.

More and more scammers now purchase using paypal and then dispute the charge with their credit card company, knowing full well that paypal will lay down and simply charge their own users a chargeback.

If you have to use paypal, please remove the money in your account on a DAILY basis. Paypal will not even provide you proof that there has been a claimed filed against you by a credit card company, they will just take your moeny or freeze your account.

Transact your business with caution. Things have changed at paypal. Learn the facts before it is too late.

I had always found it slightly ironic that there was a tunneling company situated right next to the Toronto West Detention Center. Stamping the snow from my boots, I made my way through the jail’s cramped reception area.

“Immigration.” I announced, holding up my badge for the guard behind the Plexiglas panel. There was silence for a moment, then a loud metallic click rang out followed by a buzz that accompanied me through the gate. Once on the other side, I could actually see the face of the guard manning the booth. He scrutinized my identification for a moment and then pushed a clipboard across the counter for me to sign in.

“So you’re here to see ‘Trainwreck’ eh?” he drawled reading the name of my client as I scrawled it on the board.

“We’ve got him in the psych ward. You’ll have to go around to J wing.”

“Is he lucid?” I was a bit surprised at this, the file hadn’t mentioned any psychological disorders.

“Yah, he’s fine. Just depressed. We had to isolate him for his own safety though. He kept pissing off the other inmates with his stupid ‘guru’ crap until Bubba tried to ram a pencil through his trachea yesterday.”

I mentally reviewed what I knew of Casey Serin as I made my way through several checkpoints and hallways towards the destination I had been given. It wasn’t encouraging – a 24 year old fraud artist who’d gotten himself over 2.2 million into debt by speculating in the overheated US real estate market and then tried to avoid prosecution by running for the border.

Arriving at the ward, I was ushered into a concrete-walled interview room that consisted of a metal table and 4 chairs bolted to the floor. A moment later, Casey was led through a door at the opposite end of the room by two guards and slumped listlessly into the chair opposite the one I was standing behind.

“Casey Serin?”

No response. He just looked at me with a sort of hopeless disinterest. The orange jumpsuit he was wearing really didn’t do much for his appearance either. No matter. I sat down and continued.

“My name is Johnny Heretic. I’m an Enforcement Officer with the Canada Border Services Agency.”

That got a reaction.

“Immigration? How can you guys keep me locked up like this? I haven’t even been convicted of anything. When the hell are you going to let me out of here?”

“Wasn’t this explained to you at the detention hearing?” I sighed. “Look, the Immigration Act isn’t like the Criminal Code. The statutes are much broader. Under IRPA, you’re inadmissible to Canada if there are just reasonable grounds to believe you committed an offence. Doesn’t matter if you were convicted of the offence or not. …and from the notes on your file, it probably didn’t help matters when you tore up that picture of the examining officer’s cat.”

“He said his name was Sputnik.” Casey mumbled something under his breath that sounded like “I won’t take any more crap from that damn cat”. The reference escaped me, but I decided not to pursue it.

“Look, I just want to go home. When am I getting out of here?”

“You’re leaving Thursday..”

“Oh thank the Dream Giver!”

“-but you aren’t going back to the States. You’re being deported to Uzbekistan.”

“What? No! You can’t! I’m an American!”

“Well actually no. Not anymore. Turns out the Americans revoked your status and are refusing to take you back. We’re disappointed too. It’ll cost us a hell of a lot more to fly you back to Uzbekistan than just drive you back across the border…”

For those seeing what appears to be Casey transferring the title back and forth to his wife, the reality is it is probably his wife signing a quitclaim deed that relinquishes her rights to the property. This goes along with Casey’s claims of keeping her off the loans.

Hey anonymous blower, if you read the records carefully by date there are only 4 transactions. The 1st in 2002 would be purchase. Followed by 2 equity loans, then the sale in 2005(4th recording) there are multiple records per loan due to the legal process involved of conveying deed and new lienholder (bank) etc - its normal.

“private loan with a cosignor” - who would risk their credit record by cosigning for you? I assume it is some get rich quick nut who sees value in milking your failure somehow. Don’t your friends and family already know that there is no way they’d ever see a penny back if they lent to you. Then again, they might want a wheatgrass shot in lieu of a payment…

And I take it the co-signer is OK with you defaulting on it? Because you are, you have $2.2+ million dollars in debt that you can’t service now and you won’t be able to favor a creditor when you either declare bankruptcy or forced into it by one of your creditors, which is inevitable at this point.

We are all waiting for the train wreck to happen, but you have screamed so much, so loud and for so long, that is kind of boring now.

I invision this slow moving train full of passangers about to hit a wall and everyone is screaming their heads off. The train is going at 5 miles per hour, so it will take another hour for the train to hit the wall, yet, everyone is screaming instead of jumping out.

The California RE Tax issue is one of the smaller one’s facing The Lad. If I recall correctly, delinquent taxes and penalties accru for up to 5 tax years before the Tax Collector can force atax lien sale.

So, short term, owing $5k to the tax man doesn’t really mean much. It’s when it nudges past the $25 bone mark in 2011 that it’s a nuissance.

Alas, by then, The Lad will no longer have his name on these ‘properties’ deeds, and will likely be known as 38-4895611, or affectionately “bitch”.

Depriving yourself of sleep is not the way to improve your judgment and decision making abilities.

Trying to get by on less than 4 hours sleep a night is a classic case of penny wise pound foolish.

Most people require 8 hours of sleep at night. I myself need 10-12 to feel rested, which is just fine with me anyway considering I make more money while I sleep than most people make while they are awake.

Jamba Juice issues warning in Southwest

SAN FRANCISCO - Jamba Juice Co. is warning consumers in the Southwest that smoothies containing strawberries might have been contaminated with a potentially deadly bacterium.

The warning, issued in consultation with the U.S.
Food and Drug Administration, applies to smoothies sold at Jamba Juice stores in Arizona, southern Nevada and Southern California from Nov. 25 to Dec. 1

The company said it had not received any reports of confirmed illnesses.

San Francisco-based Jamba Juice issued the warning Tuesday after one of its suppliers — Cleugh’s Frozen Foods of Salinas — said frozen strawberries from one of its facilities tested positive for Listeria monocytogenes.

The bacterium can cause sometimes-fatal infections in young children, the elderly and others with weak immune systems, and miscarriages and stillbirths among pregnant women. Healthy people may develop fevers, headaches, nausea, diarrhea and other symptoms.

Jamba Juice said it halted all shipments from that supplier and removed all strawberries it provided.

While I’m entertained (less and less) by this blog trainwreck, what bothers me most is that Casey does not understand how his greedy actions affect the economy, the bigger picture, the ethical balance of the world. Here is a 24-year old man who apparently has not done an honest day’s work in his life, and is not going to, and does not see a problem with his attitude.

The publicity thing is going to wear off. It already has.

And Casey’s writing style or personality is not compelling enough to make a bestseller book or spin this story for much longer.

Many of the initial intelligent “haters” who spent time giving honest, smart, earnest advice are gone from this blog.

This leads me to believe that you are into some shady deals. Someone has already posted the link to the Sacremento agency that investigates employees who are being paid under the table. He has you working all hours of the night, but you can’t tell us what you’re doing.

You’ve admitted to fraud, telling lies, and deceit. What is the truth?

As for my wife’s name, I was putting all the houses in my own name. Well CA is a community property state so my wife had to sign a deed to releases her from title. That’s why you will see several of transactions for each house.

Newsflash(es). “Community Property” means her name doesn’t need to be on the tile for her to be responsible. Regadless, what is on the title don’ mean squat to the lenders.

As to “names:” Haven’t you figgured it out yet? Everyone interested enough has done a reverse lookup or title search or several other things and have all that. If they wanted they could link their name on a post to a blog and publish it there or use mine or anything. The $10 title transfer of Dallas contains a PDF image of your wife’s signature.

You are clearly unable to grasp the magnitude of your predicament. Your parents mat very well be innocent of any charges. That won’t stop them from incurring tens of thousands of dolars in legal bills trying to defend against those charges. This is yet one more consequence of your indecision and delay and pervarication. The more you try to protect those you love the more you are hurting them. Great mean and scoundrels are both measured by their actions and not their intentions. Why, there’s even a saying; “The road to perdition is paved with good intentions.”

My point is why hide at all? Are you doing anything you aren’t proud of? This contradicts your self professed desire to do the right thing. All the bad stuff is supposedly out. Hey Everyone! What a wonderful day. Another beautiful day in sunny California. I must’ve smiled and laughed with my co-workers all day today. Such positive energy floating around the office. It was a productive day too. Got most of my projects completed and everyone of my superiors were so excited about some of my proposals. Even my secretary smiled and we had a great conversation about how nice it is to have a job that we absolutely love. I’m smiling right now (fellow bloggers). When I was 25 (about your age) I bought too but back in ‘96. I got lucky and ran into a very sucessful real estate investor/realtor. Per his advice I sold my properties back in 2002. Why?

This is for people who are interested in learning the right way as I don’t think Casey would listen anyway.

All you have to remember is 4.

4 X the yearly gross income of the buyer is the max that any buyer should be financed for by a lending institution. If the average gross income in the homes nieghborhood is $60K a year then homes should not be selling for more than $240K (4X$60K). If they are, the market in that area is overpriced and risky to the lender and buyer.

This is the rule that financial institutions have used to keep themselves out of trouble for decades. The smart ones stuck to it this past cycle as well.

The market in its correction or crash - whatever you want to call it will return to the correct ratio again. Go do the math in your neighborhood and you’ll see over the next 24-36 months.

Also, why isn’t Casey getting the advice from some one who is successful at this? Tonite’s show is of another aspiring con.

Here’s a simple rule on advice and consulting. If some one has never done it, don’t listen. If they tried but failed, don’t listen. If they’ve done it and succeeded, listen. Hope that’s simple enough.

Truth is that the real methods to wealth are actually very very boring but they work. Good luck Casey!

On co-signing:
The only thing dumber than co-signing a loan is co-signing a loan to Casey Serin. Why is it dumb? Any stupid screw-ups will end up on the co-signers credit, and there’s nothing they can do about it. It’s much better to loan the money yourself, and re-lend it. In the case of default, your credit won’t be screwed. In the case of Casey’s cosigner, well, heh.

I think you meant polyphasic sleep. (”Prophylactic” means prevents diseases.) Unfortunately, all available evidence indicates polyphasic sleep is mostly a scam. The general premise here is that by breaking your sleep up into several blocks, you require less total sleep. Unfortunately, this is mostly false. If you don’t sleep enough, you’ll be sleep deprived. What polyphasic sleep does is makes chronic and severe sleep deprivation easier to endure, by letting you sleep frequently.

Don’t worry though. Hardly anyway has what it takes to stick to polyphasic sleep, thanks for the body’s natural self-preservation mechanism. (This includes the various famous historical figures who supposedly slept this way. They didn’t.) In fact, most people who try it can’t stick with it for even a week, and most who claim success are really just LWB, liars with blogs. Steve Pavlina, who is credible approximately 50% of the time (when he’s not claiming microwave ovens give you cancer), claims to have used polyphasic sleep for years, and his claim probably forms the basis for many failed attempts.

On the other hand, Casey loves these new-age-y “alternative” treatments that almost certainly don’t work. And, he’s already shown he’s willing to deprive himself of sleep on Steve Pavlina’s good advice. So how about it Casey? Check Casey’s traffic spike Alexa.com for December. It took me a little while to figure it out. I’m pretty sure it’s not from the “national broadcast event”, the timing and shape of the curve is wrong.

Casey’s doing reciprocal agreements with other sites that are roughly in his traffic range. Essentially, they’re created a synthesis from two separate blog traffic streams.

It’s interesting. I’m not sure how it works out long-term, but I very seriously doubt if Casey’s comments section “needs” Tim (oh, especially Tim!), WTF, you or me.

Hello,

Casey! Under the IRS regulations, you are a contractor if you provide your own office space and telephone, things like that, its not just pay your own taxes. It seems to me that your boss does provide you officespace, computer, and phone, so you are technically an employee, not a contractor.

If the IRS or any of its agents read this blog, they would have all the evidence against you when they audit your tax return for 2006.

As far as the California Franchise Tax Board is concerned, you almost 100% will be audited, so you better have all your paperwork, receipts for those jamba juices, and everything in order.

All you have to remember is 4.

4 X the yearly gross income of the buyer is the max that any buyer should be financed for by a lending institution. If the average gross income in the homes nieghborhood is $60K a year then homes should not be selling for more than $240K (4X$60K). If they are, the market in that area is overpriced and risky to the lender and buyer.

Dean:

Let’s say I want a home in that neighborhood where you say the average income in 60K. I make 120K. I can pay up to 480K for the house by your logic.

Are you saying the bank is not going to allow me to do that because the average income of the neighborhood is 60K?

I’m not aware of any lender that appraises the value of a home (to deem it overpriced) based on the average income of a neighborhood.

I suppose a hard money lender might do that based on gut feeling, but I doubt any major underwriter would even bother.

I think it’s a bit more complex than “remembering 4.”

To the people trying to smear Casey’s parents: that’s pretty weak. I’ve seen no evidence to show that they are in any way involved with Casey’s shenanigans. It really shows you to be a petty vindictive bastard. Bash on Casey all you want, but why do you need to go there?

I would tend to be a little suspicious of their parenting skills based on Casey’s grasp of reality, but that doesn’t mean they had a hand in anything illegal. I know plenty of otherwise stand-up families with one son or daughter who is a tremendous screw-up.

The sweetest thing about the whole podcast, actually, the only part worth the whole 2 hours is when Casey says “Yes, I did commit fraud”. God, the prosecutor of Casey’s case is going to orgasm when he/she hears that.

Actually, I’ve been travelling the past few days, so catching up on hundreds of posts is difficult (and it’s not even my blog, so I am just skipping hundreds of posts with barely a glance….)

I admit, I think Casey is ignoring all of the substantive comments here. He sometimes says “Good points” or “I’ll have to ask my advisors about that,” but it’s pretty darned clear that Casey is not reading the advice carefully and is not using any advice given here in any significant way.

This was actually clear more than a month ago, but the latest round of wild ideas, manic-depressive mood swings (from despair to manic positivism to depression to “I am blessed!”) indicates Casey is rapidly circling the drain, wildly spinning in the vortex.

Sad, but it makes me glad not to be in his shoes.

He’s 400 thousand dollars underwater, by any conceivable accounting, and sinking about $25K further every month. And yet he focusses on trivia about trying to get banks to refund $100 in 3 bank charges, or he worries about whether he paid $1000 too much for his crappy car, or whether he needs to listen to Tony Robbins tapes….

None of these short term bits of trivia get at the Big Picture item, the amount he is undewater by and the amount he is sinking every month.

Most foolish of all, one of his recent fantasies is to somehow find a way to borrow $50K. Do the math. At the rate he’s been sinking, this AT BEST puts him back where he was a couple of months ago. (I say “at best,” because prices continue to drop, the Angleridge foreclosure is already recorded history, and at least two foreclosures are “in the pipeline” (Casey said they were a week or two ago, so the machinery is even now spinning….).

Casey is chasing a foolish fantasy, that somehow his “luck” will turn, that the dice will turn hot, that he can borrow his way out of debt.

He is 400 thousand underwater and dropping fast. Borrowing $50K just worsens the situation, for well-known reasons.

If he doesn’t get the loan, his situation will iikely implode by early January.

And if gets the loan, he will delay the implosion until around March, I figure, and the resulting implosion will be _worse_.

(I didn’t intend to use “implosion” in the underwater sense, but it’s an apt metaphor: the longer Casey lets his “diving bell” sink, the bigger the pressure implosion will be.)

Not to mention the fact that whoever lends him the $50K he thinks he may be able to score will be looking to collect….

Casey can blog away the hours and fantasize about sweet deals and jamba juice, but this 1000 pound gorilla is going to be on his back for YEARS in one form or another (jail, garnishment, bad credit, yadda yadda)

The idiocy I spoke of earlier concerns …

- The idea that there would be a prosecution if this blog is fake. It’s pretty clear that the answer to that is “no.”

- That all the DAs involved, the IRS, and the FBI are monitoring this site every day (weekends, too, I presume). Okay, you’re right. The Sacramento County DA COULD be monitoring this site every day. I’ll ask.

- That this site is in the “public domain.” It’s pretty clear that it’s not and that the original commenter has no idea what that term means, let alone if it’s relevant.

- That “alleged attornies” will “spill the beans.” Sorry, no, that truly is distorted reality.

- That Casey’s “legal bills” will be thousands. How on earth would a DA know what Casey would pay?
